Scope of Services

Agett Construction Consulting (ACC), is an Owner’s Representatives company that provides property owners, homeowners, development companies and Homeowner Associations with comprehensive solutions to manage risk by understanding the requirements of a project at any phase.

Our services provide the communication link between all of the necessary parties and make sure the entire team is striving to achieve the same goal. From project team selection to scope definition, documentation, coordination and execution, ACC provides the client with a logical plan that leads to successful outcomes.

Owner’s Representation

An owner’s representative should understand a clients’ needs and goals and then provide direction to achieve the project goals. Through review and discussion, the requirements and expectations for all parties involved are carefully considered to create a map that leads to project success and client satisfaction.

Project Team Selection

Through an extensive interview and evaluation process, ACC assists with selecting the most qualified project team to deliver the highest standard of product. A cohesive project team with common goals is essential to the effective and efficient execution of the project intention.

Request for Proposal (RFP) Preparation

By understanding the scope, ACC will create an RFP to the specific scope of work. This allows our clients to actively participate in an objective interview process to make a collective decision that best serves the project needs.

Contract Negotiation, Review and Management

Whatever the project and whoever the player, a good contract is essential to overall project success. A comprehensive contract in place between all contracting parties creates the foundation for relationships and projects. ACC will work with the owner’s legal counsel to negotiate contract terms suited to the owner’s interests and project scope. These terms include insurance inclusions/exclusions, contingency requirements, budget and change management process requirements, billing methods, schedules,- and construction schedule.

ACC can assist in making sure the client is protected. A proactive approach to contracts to identify areas of vulnerability, mitigate potential impact and assure losses can be covered with proceeds from insurance or surety.

Reserve Fund Study

The intention of a reserve study is to keep a property sufficiently funded and anticipate future expenses. A reserve study creates a schedule for capital improvements and repairs and the costs associated with each identified component. ACC will help forecast capital improvements and maintenance by bringing you clarity with respect to existing and projected conditions of the many different elements of your property. Completing a reserve study for your structure is also an important step in maintaining the value of your property.

Manage the Permitting Process

For most of our clients obtaining all of the necessary approvals and permits is not something they do every day. Whether your project requires approval from a resource agency, municipality, state or other governing body, we can properly manage and coordinate the approvals to allow the project to proceed on schedule.

Completion and Punch List Management

The completion of a project including the resolution of outstanding issues, punch lists, agency compliance and documentation are key to the long-term perceived success of a project. Compiling, issuing, tracking and ensuring completion of a punch list process as well aa other project completion items is key to providing the project owners with the necessary components to assume responsibility of their asset.
